Fredericton Housing Market: Sales Up 1.7%, Prices Up 5.9% in February

Spring has a way of making everything feel a little lighter. Longer days, warmer weather, and more time spent at home naturally invite small changes that can make everyday life feel easier and more enjoyable.

February showed strong, steady momentum across the Fredericton region — and the numbers tell a positive story. We saw 118 homes sell last month, up 1.7% compared to last February, with total dollar volume rising 7.7% to $44,691,952. Inventory is improving, with new listings up 22.5% year-over-year to 207 homes and active listings increasing 6.0% to 459 — giving buyers more options while still supporting strong values. The average price climbed 5.9% to $378,745, and the median price rose an impressive 11.2% to $373,200. Homes are continuing to sell efficiently, with a median of just 23 days on market and sellers receiving 98% of their list price.

Looking at the year-to-date numbers, the market remains balanced and healthy. So far in 2026, 216 homes have sold — just 1.8% below last year — with $75.8 million in total sales volume. Active listings are up 4.0%, creating 4.1 months of inventory, which signals a more stable environment as we head into the busy spring season. The year-to-date average price sits at $350,944 (down 0.8%), while the median price is up 4.7% to $332,500.
