Here is your June 2026 Fredericton and Region real estate market update. 
The summer market remained active, with more homes available and prices continuing to hold strong. Compared to last year, sales were slightly higher, listings increased, and homes continued to sell close to asking price.
In June 2026, there were 269 residential sales, up 1.1% compared to June 2025. The total dollar volume reached $106,209,020, an increase of 6.1% from last year.
Inventory also improved. There were 429 new listings, up 13.5%, and 829 active listings, up 20.5% compared to June 2025. This gives buyers more options while still keeping conditions healthy for sellers. 
Prices continued to show steady growth. The average sale price was $394,829, up 4.9%, while the median price was $395,222, up 9.0% from last June. 
Homes also sold very close to asking price, with a sale-to-list price ratio of 99.7%. The median days on market was 22 days, compared to 21 days last year. 
Looking at the year-to-date numbers, from January to June 2026, there have been 1,157 sales, down 2.2% compared to the same period in 2025. During the same period, there were 1,921 new listings, up 8.4%, and 635 active listings, up 14.5%. This shows that the market has more balance than we saw in previous years. 
The year-to-date average price is $382,495, up 1.0%, and the median price is $380,000, up 2.7%.
Overall, the Fredericton and Region market remains healthy. Buyers have more choices, while sellers are still benefiting from strong prices. With more inventory available, proper pricing and presentation are especially important.
