Thinking of Moving in 2026? Here’s What January Tells Us

January is traditionally a quieter month in real estate; however, quiet should not be mistaken for inactivity. As renowned author Katherine May said, “Winter is not the death of the life cycle, but its crucible.” In other words, quiet times in our lives are the perfect opportunity to seek clarity and make plans for our next steps.

January gave us a clear picture of how the Fredericton & Region real estate market is shaping up as we move into 2026 🏡. We saw 94 homes sold, with an average price of $319,275 and a median price of $295,000. Inventory continues to build, with 423 active listings and about 4.5 months of supply, giving buyers more options and a bit more breathing room 😊. Homes are taking slightly longer to sell at around 50 days, and are closing at roughly 96% of list price, pointing to a more balanced and steady market 📊.

For buyers, this means more choice and less pressure 🔑. For sellers, well-priced and well-presented homes are still selling for strong values — they just need the right strategy ✨.
